Our Fees
We're all about transparency“The cheapest agent is the one who achieves you the best overall financial outcome…
… NOT the one who charges the cheapest fee!”
We’re a Bespoke Estate Agency creating Bespoke Marketing Campaigns for properties all over the South East to ensure we achieve the highest possible price for our clients
Great Marketing + Agent Skilled in Negotiation = The Highest Price (as per the table below)
OUR FEES…
The average estate agency in the South East achieves only 97.69% of ORIGINAL asking price.
Our team achieve 100.2% on average
Our fees are very simple…
- 2.4% up to and including the agreed target price
- A 20% performance bonus if we exceed the target price (all employees should have a bonus for over achieving and your estate agent is your employee to help you move house)
Remember, there is no lock in contract and our service comes backed by our ‘Price Promise Guarantee’ meaning if we don’t achieve the agreed target price, we reduce our fee by an equal percentage.
PLUS…
When we handle the negotiations for onward purchase, we save our clients -6% off the asking price, on average
So, as an example, if you are selling a £500,000 property and buying at £700,000 property, we will help you sell for £12,550 MORE and buy for £42,000 LESS
£12,550 + £42,000 = £54,500 BETTER OFF having employed a Power Bespoke Agent to handle your move.
*all fee are inclusive of VAT
FAQs
I see all your agents are certified advanced negotiators. Why is that? That's unusual. Most agents aren't even qualified
Fundamentally, when choosing an estate agent, you are not choosing the one with the biggest window display, biggest online exposure, biggest buyer list, etc
You are choosing the one who you think is most likley the negotiate you the best possible outcome when moving house (on your sale and purchase)
Unfortunately estate agency is an unqualified/unregulated industry so you never do know how good the agent actually is until it’s possibly to late and you are tied into a long contract.
That’s why all our agents are ‘Certified Advanced Negotiators’ so you can rest assured you are in the hands of a skilled expert.
And we don’t ask you to sign a time bound contract giving you complete peace of mind.
I saw on your website that you handle the negotiations on my next house. I've never heard of this before. What is it?
That’s right. We are ‘estate agents’, not just selling agents.
All the skills and expertise we apply to achieve you the best outcome on your sale are applied on your purchase to help you pay the lowest price possible.
This results in our clients having a net ‘better off’ outcome of £33,300 on average (a 2% higher sale price and 6% lower price price vs national average)
How long is your contract?
There isn’t one. Employ us today, sack us tomorrow.
It’s an agents job to keep their clients happy. Not tie them into committing contracts.
How long is your notice period?
1 second. Seriously. If at any point you feel we are not the right agent for you, we will step aside and wish you well.
How can I be sure I'm making the right decision when choosing Power Bespoke?
In 2019, we were independently scored as in the top 3% of estate agencies in the whole of the UK so you can rest assured you are in safe hands.
However, if at ANYTIME you feel you have made the wrong decision…
Firstly please let us know why, we always want to improve.
Secondly, as we have a 0 contract and notice period policy, you can tell us to stand down.
Who will handle/oversee my move?
Your chosen Power Bespoke Partner Agent.
We operate very differently to normal estate agents. Our agents are all self employed business owners who choose to operate with Power Bespoke. They are the ones who will give you moving advice, pricing advice, strategy advice and most importantly, negotiate your sale and purchase price.
They are supported by a team of full time assistants meaning they can focus on the important bits of finding you a buyer and getting you moved.
Who will do the viewings on my house?
It will prodimintley be your agent but they are also supported by an awesome team of ‘Viewing Specialists’.
We do it this way as the partner agent handling your sale cannot be in 2 places at once and we want to make sure we never miss an opportunity to sell your property.
Our viewing specialists are highly experienced. They are there to show prospective buyers around your property. The agent is the one who will handle all feedback, objections, offers etc and they are the skilled negotiators.
What's Premium Promotion?
With Power Bespoke, you’re employing a ‘Certified Advanced Negotiator’ (within the top 3% of the country) to negotiate you the very best financial outcome when moving onto the next chapter of your life.
As standard (and at no cost to you) we invest in the very best Architectural Photographers to ensure your property stands out from the competition.
With our Premium Promotion Options, you have the ability to give your property extra exposure. You can read more HERE
Can I market my house with you and another estate agents?
No. There is absolutely no benefit to the seller to market your property with multiple agents.
Many sellers think they get a better outcome with 2 (or more) agents competing when in reality it just makes your property look hard to sell and makes you look desperate to sell which can affect the offers buyer place.
It’s important you choose one agent who can clearly illustrate their marketing, viewing and offer negotiation strategies.
Viewings are one of the most crucial parts to a successful sale. They need to be arranged & carried with thought to the overall strategy. Two agents fighting it out to squeeze the buyer through the door is unlikely to result in you achieving the best outcome.
It only takes 1 conductor to lead an orchestra
Can I supply my own photos?
No. The way you present your property to the market is a crucial aspect to the marketing success. That’s why we employ the highest quality professional photographers to photograph your property at no extra cost to you
You haven't got a shop, are you a proper estate agency?
Absolutely. A high street is no longer required to effectively sell a property for a premium price. A highly skilled agent, with great marketing and a solid support team is what is required.
Our agent support team are based in our HQ Office in Reigate… pop in for a coffee anytime, there is plenty of free parking.
We re-invest the saving on a high street shop into higher quality, wider promotion for your property and training for our team to deliver the best results for you.
What are your fees/how much do you charge?
The cheapest estate agent is the one who achieves the highest price for your property, not the one who charges the lowest fee.
The difference between a good, average and great agent can be 2-3% of your properties value.
The average UK estate agency achieves 96% of marketing price, we achieve 100.3% (on average) because all our team are ‘Certified Advanced Negotiators’
Our clients save, on average, 6.7% off the price of their next house because all our team are ‘Certified Advanced Negotiators’
We charge a little differently…
When selecting an agent to act on your behalf, you are actually ’employing’ someone to help you move… so they should be paid as such… with the option of a bonus!
2%+VAT upto and including the agreed ‘target price’ then 20%+VAT on any amount achieved OVER the target price. No sale, no fee, no contract & no upfront fees.

I've been quoted a cheaper fee, can you match?
No. Like anything, there will always be cheaper options.
Cheap agents are unlikely to be able to afford to invest in the level of property marketing and training required to achieve you a remarkable outcome.
Our fee to help is related to the value we deliver and is based on a performance basis. The better we do, the better we are paid. That’s how it should be. Just like incentivising an employee.
Steer clear of cheap, low fee or fixed fee estate agents and remember, if they can’t negotiate themselves a fair fee, how will they negotiate you the highest price.
When it comes to estate agents, the cheapest agent is the one who achieves you the highest price for your property, not the one who is prepared to charge the cheapest fee.
Be careful not to squeeze your agent too much on the fee. You run the risk of your property becoming the lowest earning fee on their books and it won’t get much attention.
On average, we achieve our clients 2% more compared to the national average
Be very careful of budget estate agencies. Rightmove report that 55% of sellers end up having to change estate agents because they made the wrong decision in the first place, usually due to fee. This costs sellers millions is wasted time and reduced sale price.
